A 15-acre mixed-use district on the Cumberland River, Neuhoff reimagines a historic industrial site as a destination for office, retail, and residential life.
The design of the new buildings are inspired by the factory complex heritage of the site, creating a unique neighborhood centered around the existing historic structures. The two new office buildings, along with the iconic curved Neuhoff building, differ in form and materiality but all share the same industrial "DNA."
The exposed concrete office tower with circular columns and planters integrated into the facade was inspired by one of the original Neuhoff buildings. The blackened metal office building is a series of stacked boxes that reaches over Adams Street to rest on the 2nd concrete office building, tying the two together to create a memorial silhouette on the horizon and provide office tenants with an unparalleled view of the city.
The next phase of office at Neuhoff District is a 15-story tower designed by S9 Architecture, the same team behind Block 1. Connected to the existing campus via a two-story skybridge, Block 3 offers large, efficient floorplates with panoramic views of the Nashville skyline and Cumberland River.

The Block 3 lobby draws on the industrial heritage of the Neuhoff site, pairing terracotta brick volumes with exposed concrete structure and warm, diffused lighting.
A dedicated outdoor terrace on the top office level provides tenants with direct access to open-air gathering space and sweeping views of the river and Nashville skyline.
Block 3 delivers ~290,000 SF of office across 15 levels, with ~22,000 SF typical floorplates. Five levels of structured parking sit below, and a two-story skybridge connects directly to the existing Block 1 office building.
The 2nd Avenue block sits adjacent to the existing Neuhoff campus, connected via the Cumberland River Greenway and a future pedestrian bridge. Together, the two phases form a continuous mixed-use district anchored in Nashville's Germantown neighborhood.
The 2nd Avenue building brings a distinctly different office format to Neuhoff District: a 7-story building with significantly larger floorplates, designed by Morris Adjmi.

As a part of the Neuhoff Master planning effort, the ground plane at 2nd Avenue is designed to activate street life and connect indoor and outdoor experiences. A central courtyard and curated retail frontage create a vibrant pedestrian environment, while direct Greenway access links the development to Nashville's riverfront trail network and Phase I of Neuhoff.
